Acquisition Due Diligence
Site Inspection: The purpose is to confirm address, property type, or any
other external factors that may be immediately identifiable. Address areas of concern
affecting both potential liabilities and the marketability of property. Use whatever
public records that are available.
Broker Price Opinion / Broker Opinion of Value: Obtain a Broker Price Opinion /
Broker Opinion of Value (“BPO/BOV”) to establish the market value of the property.
Securitization
Immediately after acquisition change locks, put up “No Trespassing” signs and check
to ensure property is otherwise secure to protect asset.
Asset Assessment
Review public records to determine if there are any back taxes due, any clouds on
the title or other encumbrances to the sale of the asset.
Management
Through our extensive ownership services capabilities, Global Client Solutions,
LLC can limit costs to carry and exposure to liability while enhancing disposition
opportunities.
Asset and Property and Management are a core competency of Realogy. We provide direct
property and marketing services in excess of 16 states and a management portfolio
in excess of 70 million square feet (SF). We develop customized property management
and marketing solutions for our client’s portfolios. Our solutions are led by senior
manager(s) who leads a team of experienced in-house and third party service providers.
The mix varies based on our client’s business objectives. Operational services like
janitorial, security, snow removal and landscaping are typically provided by a third
party.
Disposition
We employ a comprehensive asset valuation model to demonstrate the maximum value
of the asset in anticipation of the disposition. The analysis will highlight the
areas that will show the greatest value of the property, including:
• Existing and future lease revenue models
• Ground leases
• Preemptive rights
• Future development and expansion opportunity
• Long-term management contracts or other owner controls
We will properly account for their impact on value in our financial modeling. With
our extensive operating experience, we have the expertise to accurately value lease
contracts, operational contracts, physical issues, as well as other operational
items.
